Pre-shoot preparation checklist

A thoughtful reset before the appointment helps every room and exterior photograph at its best. Share this list with the seller and finish the prep before the photographer arrives.

Start here. Walk through the property as a buyer would, and clear anything you would not want visible in photos, video, or a 3D tour. If virtual staging is ordered, leave the intended rooms empty and tidy.

Throughout the home

Clear floors, shelves, counters, and tables of clutter; keep walkways open. Dust, vacuum, mop, and wipe visible surfaces; clean windows and mirrors. Put away family photos, paperwork, medications, valuables, and other private items. Hide loose cords, chargers, remotes, pet accessories, and cleaning supplies. Open curtains and blinds; straighten window treatments and check that lights work.

Kitchen & dining

Put away small appliances, including toasters and air fryers, unless intentionally styled. Clear dishes, soap, sponges, dish towels, fridge magnets, and excess countertop items. Clean the sink, counters, and appliance fronts; simplify the dining table.

Bedrooms, baths & laundry

Make beds neatly and clear nightstands, dressers, and visible closet areas. Put away laundry, toys, toiletries, trash cans, and personal care products. Clean mirrors and shower glass; straighten towels and close toilet lids.

Exterior & outdoor spaces

Mow and trim as needed; remove leaves, weeds, and pet waste. Sweep the entry, driveway, patio, and paths; tidy outdoor furniture. Put away bins, hoses, tools, toys, and other yard clutter. Move vehicles out of the driveway and away from the front of the home if possible. If twilight media is scheduled, check that exterior and landscape lights work.

Access & final walk-through

Keep pets off-site if possible, or securely contained away from all shooting areas; put away bowls, crates, and litter boxes. Arrange entry details in advance, including keys, gate codes, and alarm instructions. Make every space being photographed or scanned accessible, including rooms, garage, and outdoor areas as applicable. Do one final walk-through to remove anything that should not appear in the finished media.
